Thank you for your
interest in Classic Desert Vacation Rentals. Under our management program, the
fiscal advantage is with our owners. Many homeowners look at their home purely
from an investment standpoint and for many others, the decision to rent has
come as a result of not being able to use the property as much as they had planned.
This general information piece will answer some of the more
commonly asked questions. Please feel free to call our office at (760)
345-3887 to discuss our rental program.
Classic Desert Vacation Rentals brings you over 25 years experience in vacation
rental management. We have listened over the years
(and paid attention!) to homeowners and guests comments. We are dedicated and
committed to service in all aspects of our rental
program, including reservations, fiscal management, owner and guest services,
and housekeeping and maintenance services. We
are devoted to seasonal vacation occupancies from two night to six month visits.
ACCOUNTING
Our homeowners receive statements, revenue payments, activity report and newsletter
once a month. Items that will automatically be
deducted from your rent revenues include:
Management Fees, Repair and Maintenance Fees and Travel Agent Commissions if
applicable.
Important...Please keep your
monthly statements. You will need them for tax purposes, as each year you will
receive a 1099 form.
SCHEDULED RESERVATIONS
With your monthly statement, you will receive an activity report. We encourage
you to call or email our office any time for rental activity
updates after you receive your activity report as reservations can and do change.
INTERIOR AND PATIO
FURNISHINGS
The listing of required items for the property is enclosed. This list is reviewed
yearly, and is subject to change. To help maintain your
property, we suggest the following:
Place clean attractive doormats at each entrance. Try to avoid furnishing your
home with white colors and Indian cottons.
These fabrics cannot be easily cleaned
If any of your appliances are under warranty, you want to be sure to provide
us with a copy of your policy including your policy number.
A service program for your air conditioning and heating system is highly recommended.
Provide us with an instruction sheet for your appliances and an easy care and
operation sheet for your electronic
equipment if there are specific details for same.
Please remember -
your property is a rental unit. The items above will help reduce wear and tear.
The Interior and Patio Furnishings list describes the items that we require
you to have in your
property. During the season some items may need to be replaced.
ANNUAL CLEANING
& SUPPLIES
We will provide and bill starting at $100 once a year for the following:
Standard light bulbs
Garage opener batteries
Liquid Soap
Bar Soap
Toilet Paper
Paper Towels
Laundry Detergent
Dishwasher Detergent
Trash Liners
These items are provided for tenant and
homeowner arrivals.
OWNER USE
We provide an Annual Update form for the owner to complete when joining our
rental program. There is a section to indicate the
dates you intend to use your property for your own use, family use, or a bona
fide guest of owner. For any other dates you wish to use your
property, please call our office to inquire as to the availability. A confirmed
tenant reservation has priority. Your personal use activity is
reflected on your monthly activity report. Please review it carefully for accuracy.
PERSONAL BELONGINGS
& GARAGE SPACE
We suggest any personal items that you dont want made available to renters
be secured in an out of the way, locked closet or cabinet. It is
very important no closet that contains a fuse box or alarm panel be locked.
Items that you leave in your garage must be secured. If you have a golf cart,
please do not leave the key. Renters are
not permitted to use it. Please make sure it is covered. There must be room
for one full size car.
CLEANING
Classic Desert Vacation Rentals will coordinate the cleaning of the property
after each tenant departure. The tenant pays for this
cleaning, not the owner. The property owner has the option to have us clean,
or the owner may clean following personal use. The option to
clean does not apply where there is a tenant arriving the same day.
INSPECTIONS
An inspection is performed prior to and after every departure. We will ensure
that the property is
secured and look for damage, if any.
REPAIRS & MAINTENANCE
Throughout the year it will be necessary for Classic Desert Vacation Rentals
to schedule repairs and/or maintenance such as carpet
cleaning, furniture cleaning, and window cleaning, which are considered normal
wear and tear items necessary to maintain your property in
rental ready condition. We withhold $100 as your working balance, for such instances.
Every effort will be made to contact you for work that
needs to be done. We understand that you may want to be part of the decision
process. Necessary work that costs $150 or less will be
performed without prior authorization. For greater amounts and/or emergency
situations, we will call you first. However, if we cannot
locate you or if its after hours, we will use our best judgement and notify
you as soon as possible. We work with vendors that provide
quality work and fair prices. When Classic Desert Vacation Rentals coordinates
vendors to perform maintenance or repair
work, a 10% service charge is applied.
ANNUAL CLEANING
& MAINTENANCE
At the latter part of each summer, Classic Desert Vacation Rentals performs
an Annual Inspection and deep cleaning of your property to
prepare it for the rental season. The inspection includes the following to determine
what needs to be addressed:
Interior and Patio Furnishings List
Cleaning of Flooring, Cleaning of Furniture, Cleaning of windows, sliders, decorative
mirrors, skylights, atriums, chandeliers & exterior light fixture(s), Paint
BBQ and replace briquettes, Re-grouting/caulking showers, tubs and
counter tops if necessary, Change air filters, Cleaning blankets, mattress pads,
pillows, spreads/comforters, pot holders,
napkins and placemats, Touch up painting if necessary, Cleaning of garage (hose
trash cans, remove cobwebs/bugs, hose and sweep surface)
We will notify you of our findings. We can coordinate the cleaning/repairs and
maintenance at your request or you are welcome to do so.
We will reinspect to verify all items have been taken care of.
TELEPHONES
You must place a toll restiction on your telephone line, which requires
the tenant to use a credit card or calling card. The phone number
for Verizon is 800-483-4000. If for some reason a long distance call appears
on your bill, please call us and fax us the bill upon receipt. The
charges must be at least $5.00 or more for reimbursement. We withhold guest
security deposits for up to 30 days and will apply any
phone expense against the deposit.
ADVERTISING
In an on-going effort to keep the properties we represent occupied, we advertise
in prominent newspapers and magazines throughout the U.S.
and Canadian markets such as: The Seattle Times, The Los Angeles Times, The
Oregonian, The Vancouver Sun, The Vancouver Province
and more. We maintain a world wide web presence and are members of local chambers
and the Convention and Visitors Bureau.

Monday through Friday 9 a.m. to 5 p.m.
Saturday 10 a.m. to 2 p.m.
Sunday Closed
Summer Hours are:
Monday through Friday 9 a.m. to 4 p.m.
We are available for emergencies 24 hours a day.
JOINING THE RENTAL PROGRAM
We welcome the opportunity to serve you and join in a mutually beneficial working
relationship. If you choose to select Classic Desert Vacation
Rentals as your management service, there are a few documents that need to be
completed. Please call us and we will send these
documents to you. We will perform an inspection of your property and notify you
of our findings. It is not necessary that you be there.
You may send us a key to preview your property or we would be happy to meet
with you at your convenience. We look forward to providing you
with the service and care you deserve.
LISTING YOUR PROPERTY
FOR SALE
As part of our management services, if you are considering selling your home,
we invite you to contact Classic Desert Realty to discuss listing
your property by calling (760) 345-3887. Experience has shown that many tenants
become owners and owners who have sold often rent. However, if you chose to
list with someone else, we ask that homeowners notify us
immediately upon listing their home for sale. We cannot allow property to be
shown during tenant occupancy. Lock boxes are not permitted.
